Renting the Whole-Home (Innkeepers on Site)


Please Note: NO Guests outside of your reservation list is allowed on the premises.  This is a private adult bed & breakfast and we DO NOT allow other guests on site.


Our base price sleeps 6 persons.

6-person room rate: $1086.40 per night, including tax and usage.

There is an additional charge of $55.00 per person, for every person added over 6 people.


The maximum overnight guests that our home can accommodate is seven (7) persons in single beds up to ten (10) persons, doubling up in the double beds.


7-person room rate: $1,148.00 per night

8-person room rate: $1,209.60 per night

9-person room rate: $1,271.20 per night


That type of sleeping arrangement will require you to rent all 3 guest rooms. Any number over 10 persons becomes an event and it is a different rate, that rate is listed below. 

10-person room rate: $1332.80 per night

Event Pricing (Innkeepers on Site)

Our event price is $325.00 per hour with a minimum of a 4-hour rental





This rental rate includes the entire first floor living lounge with guest bathroom.

  1. Outdoor Paved Patio w/ Fire-pit & view of Downtown Detroit additional $50.00 per hour (Spring/Summer Only)


  1. One Guest Bedroom is included with your rental (Excluding the Rhythm Section Suite). The other bedrooms are rented at the regular overnight rental rate as an add-on to event rental rate. 2 guests limit per room.

NOTE: There is a Maximum of 40 persons on the premises at all times.  OUR EVENT LIMIT IS 40 *Additional $30.00 per person over 40 persons



Deposit of 50% is due to hold the event space if total is over $1000.00, the remainder of the balance is due 15 days before date of event. Immediate full payment is due if total is $1000.00 or lower to hold event space. 


Special Event Insurance Liability Requirement


ALL events must submit special event liability insurance with our establishment included as an additional endorsed

insured with a mandatory host liquor liability add-on. We also require accidental damage insurance which is $49.00. All proof of liability must be submitted 15-days before the event date, with the event date listed on the document.


EXSITING LIABILTY INSURANCE: If you already have general commercial liability insurance, we required for our establishment to be added as a rider for the day of stated event. We also require accidental damage insurance which is $49.00


Outside Food

If you decided to bring in a catering company, there is an additional $100.00 charge. The catering company must provide our company with a copy of their special event OR general commercial liability insurance. NO COOKING ON SITE.



Our In-House Chef Services.


  • Private Chef Brunch & Dinner: pricing from at $40.00 - $120.00 per person depending on group size and menu requested.


  • Brunch & Dinner Catering: pricing from $30.00 - $60.00 per person depending on group size and menu requested.



The Chef makes a variety of wonderful dishes, at these prices we are able to curate a special dinner for you. You tell us what you would like to have and we will try our best to do it!


*An event contract must be signed to execute ALL event agreements along with a hold deposit, special event liability insurance and accidental rental damage insurance.

Reservation Agreement Document


Check-in: After 3PM.


Check-out: Before 11AM.

Breakfast Served: Weekday Between 8AM and 8:30 AM - Weekend Between 9AM and 9:30AM

Wine & Cheese: Upon Check-In (by request)



Must be 21 or older to book a room. Adult Venue Only. No Children.  No persons other than persons listed on the reservation is permitted into the home.


Please note that for security purposes, you will be asked to provide a valid government or state-issued photo ID at check-in.


The Cochrane House (TCH) Luxury Historic Inn operates under two platforms:  


  • Online Host Establishment (i.e. AirBnB, Homeaway,, Travelocity, VBRO)

  • The Cochrane House Online Bed and Breakfast Platform.


In order to use and book reservations at our establishment, guest must reserve the room online and agree to our Terms & Conditions of Service i.e. booking a reservation, front desk: check-in and check-out, house rules, etc.


The terms and conditions listed on this website is a condensed summary of our Terms of Service.  If a guest wishes to read the full version, a copy is available upon request during check-in. Important Note: The full version of the Terms & Conditions of Service agreement has precedence in the event of a discrepancy.


Our Terms & Conditions are a part of our MANDATORY RESERVATION AGREEMENT and MUST be completed, these documents include:


  • Accidental Rental Damage Insurance Policy (ARDI) 

  • Rental Lease Agreement

  • Background Check (innkeeper discretion)  


The following document ARE NOT MANDATORY and MUST be signed in-person at check-in desk if applicable, these documents include:


  • Travel Insurance

  • Smoker’s Accommodation




Single Room Reservation Booking: Reservations can be made at


We accept MC, Visa, America Express, Discover through PayPal & Square.  If credit card payment is made in more than 2 transactions, a $15.00 fee will be charged for each additional transaction. 


Room Rates, Occupancy, and Type of Rooms can be viewed on our website.


Lodging: We require all guests to book online and require (100%) full payment at the time of booking for Room Booking Reservations (one bedroom/ one (1) night minimum bookings).


Events:  Request booking via email at or call us at 313-230-0398 to inquire about requirements, rates, occupancy, and room type.  We require (100%) full payment for event booking reservations less than $1,000. Events over $1,000, we require a nonrefundable 50% deposit of the full contract total at the time of reserve.


Mandatory Reservation Agreement Documents: These forms are required to be completed within the first 24 hours of a check-in. Those forms include:


  • Terms & Conditions Reviewed

  • Payment Confirmation

  • Rental Leasing Agreement 

  • Accidental Rental Damage Insurance Policy


After the Mandatory Reservation Agreement Documents are signed/completed and are received within the first 24 hours of check in, guest may request to receive a final booking confirmation statement via email regarding payment(s) and completion of required documents for reservation.  


Also, please review the attached final booking confirmation statement once all documents are received and confirmation is sent.


Payment:  NO REFUNDS ON FULL AND PARTIAL PAYMENTS.  Full Payment (100%) is due upon room reservation booking and (50%) is due upon event reservation booking over $1,000, the remainder of the balance is due 15 days before date of event.  All reservations will be taxed and all taxed amounts are factored into the final payment amount. If guest payment and mandatory reservation agreement documents are not received within 24-hours of booking, the guest reservations will be canceled for that booking date. Guest will have a four (4) day grace period to book the reservation again. If the original date requested is not available.

Important Notice:  Check-In at 3pm. Check-Out at 11am.  All rooms based on double occupancy, extra guest will require a separate booking fee All reservations are non-refundable.  Adult Only - 21 years and older
